Stage 1: Concept Design Drawings
These are the initial drawings with furniture, basic room sizes, and some indicative landscaping to see how a client's brief can be realised on their property. Typically there would be 2-3 revisions, before progressing to the next stage. At this early stage, I check all the relevant council and state regulations on that particular property so the client can be aware of what types of approvals they'll need or be able to choose from.

These drawings are created as I progress the floor plans and begin to model up the house/building. I can produce these to whatever architectural style the client prefers or create a form based on their design brief. I can do artistic coloured versions of these with indicative landscaping, but for anything realistic I would typically outsource, which is why I was pleased to meet up with you.
Stage 2: Working Drawings
These detailed plans are created once the design is agreed upon by the client as they contain a significant amount of detail to ensure the building, its materials and its services meet building regulations and planning codes. Adequate information is included so building certifiers, council and builders can review the design and provide feedback. These plans are then finetuned to meet the discussions with the builder so that the final set will match their building contract and all parties will be in agreement.
Stage 3: Optional Drawings
Some projects call for a higher level of design as the clients wish to send the drawings to various builders to compare quotes. If this is the case it's essential the builders all quote the same benchtops, vanities, and all the fixtures and fittings, including lighting, otherwise it's apples and oranges. Even if a builder is selected from the start, leaving them with all the little decisions can lead to doing what is easiest/fastest for the tradespeople on-site, rather than what might be the most functional and value-for-money outcome to the client. eg. If you have small children, they will need to be able to wash their hands at a vanity basin that isn't above the countertop. This may raise the cost of stone cutting by $100, so it's certainly not standard, but once the wrong vanity has been manufactured the client could be looking at thousands to have it changed to suit their needs.
Stage 0... Feasibility Design
In the case that your client is a developer or wants to toss around several ideas, I can produce simplistic but useful feasibility drawings to get a quick idea of what can fit on the property. These types of drawings are often used in meetings with builders and/or council to gauge whether a proposal is worth pursuing. Some projects go through many iterations and completely different schemes, before arriving at one that is deemed the most profitable and likely to be approved. Even if a project never gets off the ground it's often developers will invest a little bit of money as due diligence. Sometimes what they need to fit onto a property just isn't feasible or we identify they can actually yield more than they'd hoped and make a more competitive bid on a hot property.
